Sell vs Hold Analysis

Should you sell now or hold? We calculate your net proceeds, capital gains exposure, and project what waiting costs (or gains) you.

Your Property

Let’s start with your property’s current value and loan.

What you think you could sell for today. Check Zillow or Redfin for recent comparable sales.
Current payoff amount. Check your last mortgage statement or your lender’s portal.
What you paid when you bought the home. Used to calculate your capital gain.
Permanent improvements you’ve made (kitchen remodel, addition, new roof, etc.). These increase your cost basis and reduce taxable gain. Enter 0 if none.

Selling Costs & Taxes

These determine how much you actually keep after the sale.

Total commission split between buyer’s and seller’s agents. Typically 5–6% total, though rates are negotiable.
Transfer taxes, title insurance, attorney fees. Typically 1–3% of sale price.
Cost to fix things before listing — includes staging, photography, and repairs. Enter 0 if none.
Long-term capital gains rate: 0%, 15%, or 20% depending on your income. Most homeowners pay 15%.

What Happens Next

Help us project what holding looks like versus selling today.

What you’d pay to rent after selling. Used to show how long your proceeds cover rent.
Principal and interest only. This helps us estimate how much of your payment builds equity versus goes to interest.
Used to estimate interest paid and principal paydown during the holding period.
Used to estimate the remaining loan balance if you hold and sell later.
Property tax, insurance, HOA, maintenance, and other monthly costs. Do not include mortgage principal and interest here.
How much you expect the home to increase in value per year if you hold. US long-term average ~3–4%.
We’ll project what you’d net if you sold X years from now instead of today.
If you sell and invest the proceeds, what yearly return do you expect? E.g. 10% for a note/bond, 7% for index funds, 4% for a savings account.
